Building a Custom Home in Alburtis, Berks County, PA – Phase 2: Foundation Drainage, Backfill & Stone Base Preparation

One of the things we love most about residential sitework is that every phase builds on the last.
Once the framing starts, most of our work disappears forever. That's okay with us. We focus on building homes from the ground down, creating the foundation every other trade depends on.
After completing the basement excavation, the concrete contractor formed and poured the footers and foundation walls. Once the concrete had cured, it was our turn to come back and prepare the site for the next major milestone.
For this new home build in Alburtis, Berks County, PA, Phase 2 included installing the foundation drainage system, backfilling around the new foundation, and preparing the basement and garage floors for concrete.
Most homeowners will never see much of this work once the house is finished—but it's some of the most important work on the entire project.
Building a Home Is a Team Effort
One of the biggest misconceptions about building a home is that each contractor simply comes in, completes their work, and leaves. In reality, every trade depends on the quality of the work completed before them.
As a sitework contractor, our goal isn't just to finish our portion of the project. It's to leave the site ready for the next contractor to walk in and get right to work.
When every phase is done correctly, the entire project runs more smoothly.
Step 1: Installing the Foundation Drainage
Before any backfill could begin, we installed this part of the water management system.
Groundwater naturally collects around a home's foundation. Without a way to manage it, that water can create hydrostatic pressure against the walls and increase the risk of moisture problems in the basement.
To protect the new home, we installed the foundation drainage system along with sump pits that will safely collect groundwater and direct it away from the foundation.
The drainage pipe was surrounded with 2B clean stone, allowing water to move freely through the system, instead of collecting against the foundation walls.
Proper drainage is one of those features homeowners rarely think about—until it isn't there.
Step 2: Backfilling the Foundation
With the drainage system complete, it was time to backfill around the home.
We first backfilled the drainage system with 2B clean stone, creating a free-draining zone around the foundation and garage before completing the backfill with soil.
This project involved moving a significant amount of material, so we brought in a track loader to efficiently distribute and place the soil while maintaining proper grades around the new home.
Using the right equipment keeps the project moving while helping us achieve a cleaner, more accurate finished result.
Step 3: Preparing for the Concrete Floors
One of the final tasks during this phase was preparing the basement and garage for the concrete contractor.
We installed 2B clean stone throughout both areas, but we didn't stop there.
Instead of simply dumping the stone inside the foundation for the concrete team to deal with, we measured for the finished concrete floor elevation, established the proper height, and carefully spread the stone evenly across the entire surface.
That meant the concrete contractor could focus on pouring concrete—not spending valuable time fixing someone else's prep work.
Teamwork Makes the Dream Work!
When the concrete contractor arrived on site, he looked around and told the homeowner:
"This is not what I expected."
He wasn't criticizing the work.
He was impressed.
He expected to find piles of stone that would need to be moved and graded before the concrete could be poured.
Instead, the elevations had already been established and the stone base evenly installed. Nearly all of the preparation work had already been completed.
The concrete crew was able to get to work almost immediately.
For us, that's exactly the goal.
Good contractors don't create extra work for the next contractor—they eliminate it.
Why the Little Details Matter
Most homeowners will never see the stone beneath their basement floor. Once the concrete is poured, it's hidden forever.
But those hidden details matter.
Taking the time to establish the correct floor elevations, evenly place the stone, and prepare the site properly helps ensure a smoother concrete installation and a better finished product.
It's one of those "little extras" that isn't always required—but it's part of how we approach every project, because lasting quality is built long before the house is finished.
